Recaulk or Regrout? How to Tell What Your Bathroom Needs

Signs the caulk needs replacing

• It's peeling, pulling away or has gaps
• There's black mold under the surface that won't clean off
• It's cracked, shrunken or hard
• Water gets behind it when you shower

Signs the grout needs work

• Grout lines are cracked, crumbling or missing in spots
• Grout stays dark or stained even after a good cleaning
• You can scrape it out easily with a fingernail or key

Doing it right

• Never put new caulk over old caulk. Remove it completely, clean the area and let it dry first.
• Use a caulk made for wet areas, like 100% silicone, around tubs and showers.
• Corners and the joint where the tub meets the tile should be caulked, not grouted, because those joints move.
• Seal new grout once it has cured to help it resist stains and moisture.

Keeping it clean in Florida humidity

Mildew loves humid bathrooms. Run the bath fan during and after showers, squeegee or wipe down the walls, and leave the shower door or curtain open so it dries.

When it's more than a refresh

Loose or hollow-sounding tiles, soft spots in the wall or floor, or water stains on the ceiling below can mean water is getting somewhere it shouldn't. A leak in the plumbing needs a licensed plumber. Find and fix the source before replacing caulk or grout.
