Timing
Start two to three weeks before photos. Send the whole list with photos in one text so the items can be grouped into one visit. If you spot something that involves plumbing, wiring or the roof, get a licensed professional scheduled early.
Common questions
Should I repaint the whole house before listing?
Not always. Touch-ups where walls are visibly worn often go a long way. Very bold colors are worth repainting in a neutral color.
Should I fix things before listing or wait for the inspection?
Handle cosmetic items before photos. Repairs that come up on the buyer's inspection are handled separately. See the guide to inspection repair lists.
